Did this at 26 with invis and sneak. The directions here are pretty accurate, but to show them on a map:
Started out with this one:

Cast sneak, went in near (H-6) -- map changed to this one as I went down the stairs:

Pulled the lever, went left, cast invis in tunnel, went down spiraling tunnel near (E-5), map changed to this:

The shack is in the lower left part of the large room, at the upper right part of (G-8). You can just hug the wall, as the ??? is on the back side of the shack.
Edit: To add a bit... I think everything that aggros here is based off sound (sneak) except for the bombs (sight - invis) and elementals (casting spells). You'll need to take off invis to click the lever and examine the ???, but you can keep sneak on.

Healing the Land

DescriptionEperdur needs your help to heal the land. There is a bad presence in the air flowing out of Gusgen Mines and on to the Crag of Dem. Eperdur wants you to seal of the source by replacing the Banishing Seal. WalkthroughAfter speaking to Eperdur, head to the Gusgen Mines and go north in the middle passageway, continue down the stairs, and use the middle lever to open the middle door. Proceed through. Go straight and down some stairs again, where you will come to a similar room. This time, take the left (west) door/lever combo. In the next passageway, just keep taking lefts until you come to a hole in the ground. You will now be in a large area (with bombs that agro to sight and magic), go to a shed (bottom left corner of G-8). There will be a ??? on the back wall of the shed. (There are other ??? points in this room, make sure you have the right one.) Examine it. It will give you a message that you have replaced the seal. Return to Eperdur for your reward. Note: Almost all of the monsters in Gusgen Mines aggro to sound, except Bombs that come later on in the final room which aggro to Magic and Sight. do you have to talk to the guys in bastok mines? eperdur didn't tell me anything about him... not sure exactly where to find him or if I even need to

it's Virnage, in the hotel. he doesn't seem to have anything to do with this quest.

i also think virnage has nothing to do with this quest. i talked to him after i did the dem quest but before i did the holla one and he said some junk, then i talked to him after i touched the ??? in gusgen and he said the exact same junk. I got to help my friends do this quest later 2nite and i will try it without going to virnage.

nvm.. my friends did not have high enough fame in sandy to do the quest.. =/

Its an OK'ish description of what to do.. yeah it gets you the scroll, nice. But what it doesnt tell you is that its incredibly wise to have a> a Map, and b> Warp. So when you finish you can jsut get teh hell out.
I did this quest as a WHM33/BLM16, and didnt have Warp obviously. I completed the quest thanks to the guides help. then started looking for a way back out. I then ran into a door which wasnt openable due to teh levers being on the other side. I sat there for a bit asking LS to help me out. Then Sneak wore off, i thought it was fine, no mobs anywhere near me. But then the Bogy sees me *through* the door, and takes me out...
To add insult to injury it made me a WHM32/BLM16 as well... But that aside, from my bad experience I think you should definitly point out that its very advisable to have either Warp, or a Map of Gusgen Mines before tkaing this quest up on a Solo.
